Setting aside the marketing noise
The World Liberty Financial (WLFI) project, utilizing the Donald Trump brand, has announced the tokenization of a luxury resort under construction in the Maldives. At first glance, this sounds like typical crypto hype. However, setting aside the marketing noise, we see an example of how major capital is beginning to apply Real World Assets (RWA) technology.
What Exactly Are They Selling?
The main misconception is assuming investors are offered to buy "digital square meters" or a share in a building. This is not the case. The project is tokenizing loan interest revenue tied to this development. In simple terms: investors are buying the right to a portion of the future cash flow. In this structure, tokenization is being used to provide exposure to loan interest and cash flows associated with the business, rather than to the underlying real estate itself.
Who Has Access to This?
If you were hoping to go on an exchange and buy a resort token for a couple of dollars, you will be disappointed. The entire process is structured to comply with US regulation. The tokenization is managed by Securitize—a broker regulated by US authorities. Token issuance strictly follows private placement rules (the Reg D and Reg S exemptions). This means these assets can only be purchased by verified, high-net-worth investors who have passed rigorous compliance checks. There is no open retail market. This demonstrates that RWA offerings should be structured to comply with an existing legal infrastructure.
Risk Warning
Even high-profile projects can have inconsistencies in public communications. Discrepancies emerged in the project's official press releases: one document cites a 2030 completion date (approximately 100 villas), while an earlier release by The Trump Organization itself states a late-2028 opening (approximately 80 villas). Such carelessness with data typically needs clarification during the Due Diligence process.
Summary
This case reflects a broader trend of tokenizing actual businesses and their cash flows; more and more developers and financial institutions are exploring this structure. However, the outcome of such projects depends not on a big name on the marquee, but on flawless legal structuring and accuracy and consistency of information provided to investors.
