Amihan
Amihan is a Web3 platform that brings land ownership on-chain - combining physical and digital land assets into a single, DAO-governed treasury. The platform enables fractional participation in verified land parcels across multiple jurisdictions, making one of the world's oldest asset classes more liquid, transparent, and accessible for the first time.

Platform Overview

Amihan operates at the intersection of two structural trends: the growing institutionalization of real-world asset tokenization and the scarcity of high-quality land across key growth markets in Asia, Africa, and the Middle East. Unlike tokenized platforms focused on a single property type or geography, Amihan structures exposure across multiple asset stages, jurisdictions, and return profiles within a single governed treasury built for institutional participation.

Token Architecture

Amihan's financial structure is built around three tokens, each serving a distinct purpose within the ecosystem. Rather than a single utility token that tries to do everything, Amihan separates value storage, governance, and yield generation into dedicated instruments - giving investors clarity on what they own and what role each token plays.

Land Onboarding System

Asset quality control is a structural challenge in real estate tokenization. Amihan approaches this through its Land Onboarding System - an AI-driven assessment framework that evaluates submitted assets before they enter the treasury. HOW IT WORKS The process begins when an asset owner submits a property for consideration to the treasury. The system immediately runs a commercial assessment, analyzing a comprehensive set of data points: geographic location, land area, terrain characteristics, soil composition, water source availability, climate profile, vegetation, wildlife, infrastructure accessibility, and proximity to key urban and economic centers. This initial scan provides an instant viability score and projected return profile, giving both the submitting party and the DAO a clear, picture of the asset's overall potential. VIABILITY THRESHOLD Not every asset qualifies. For a property to proceed, it must demonstrate an attractive economic evaluation - generating returns above the platform's IRR hurdle rate across its asset class and target geography. This threshold is designed to help ensure that the treasury accumulates only high-quality land with genuine long-term value, rather than growing volume for its own sake. DAO APPROVAL Once an asset clears the AI assessment, it is presented to the DAO for a governance vote. Token holders review the documentation, projected returns, and risk profile before approving or rejecting acquisition. This decentralizes the decision-making process and ensures no single party controls what enters the treasury. IMMEDIATE LIQUIDITY FOR ASSET OWNERS Upon DAO approval, Amihan acquires the asset using $LAND tokens, providing the selling party with immediate liquidity. ON-CHAIN DOCUMENTATION Every onboarded asset is documented on-chain. Location data, terrain analysis, appraisal records, legal structuring details, and ownership history are recorded and publicly verifiable.

MERCEDES ISLAND (APUAO GRANDE), PHILIPPINES The flagship asset of the Amihan treasury is Mercedes Island - a 64-hectare private island located in the Philippines, featuring approximately 2.8 kilometres of natural beachfront, white-sand beaches, dense tropical vegetation, and an existing resort infrastructure including villas and a golf course. The island enjoys around 240–260 sunny days per year and sits within one of Southeast Asia's fastest-growing tourism corridors. The asset has been formally tokenized and is live on-chain, making it the first completed tokenization within the treasury. It is being developed as a Web3-first destination - a physical space designed to host builders, artists, and entrepreneurs, accepting crypto payments and integrating real-world experiences with digital ownership. Target return is projected at an IRR of 12–13% over a 10-year investment horizon*. Amihan's treasury currently holds a curated selection of land assets across multiple geographies, each vetted through the Land Onboarding System and formally approved by the DAO. The portfolio spans physical islands, large-scale strategic landholdings, and development-stage projects - reflecting the platform's thesis that diversified land exposure across different markets and use cases creates a more resilient and scalable treasury. AFRICA123 LAND PORTFOLIO Africa123 is a large-scale landholding and development platform with approximately 470 million square meters of land across three of Africa's most economically significant and fast-growing markets: Ghana, Nigeria, and South Africa. The portfolio is focused on strategic urban development - acquiring land in high-growth corridors and positioning it for long-term infrastructure and residential development across the continent. Amihan has entered into an equity partnership with Africa123, contributing expertise in RWA structuring and urban development strategy across emerging markets. The partnership gives the Amihan treasury exposure to one of the world's most underserved real estate markets at an early stage, with significant long-term value creation potential. The land right was formally secured in March 2026. LOMBOK LAND, INDONESIA A land asset located in Indonesia with a tropical climate, white-sand beaches, and dense natural vegetation. The site receives approximately 240–260 sunny days per year, making it well-suited for resort and leisure development. The land is held as physical island land tokenized for on-chain ownership. Currently at inquiry stage - potential investors and development partners can submit interest directly through Amihan's platform. MEZZANINE LOAN FOR RESORT, PHILIPPINES A structured credit position within the Amihan treasury, providing mezzanine financing to a resort development project in the Philippines. Unlike direct land ownership, this asset generates returns through a loan structure rather than NAV appreciation - making it a yield-oriented component within the broader portfolio. The resort project is hospitality-focused and sits within the same Philippine market as the flagship Mercedes Island asset, reinforcing Amihan's geographic concentration in a region the team knows well through direct operational experience in the market. Currently under active diligence. Further details on loan terms, projected returns, and development timeline are available upon inquiry through Amihan's platform.

Why Land as an Asset Class

Land is one of the few asset classes that has maintained relevance across every major economic cycle in recorded history. Unlike equities, bonds, or commodities, land cannot be manufactured, replicated, or inflated away. Its supply is fixed by geography - and as global population grows, urbanizes, and develops, the pressure on available land only increases. This structural scarcity is the foundation of its long-term value thesis. Despite this, land has historically been one of the least accessible participation categories for most eligible participants. Transactions are slow, expensive, and heavily intermediated. Minimum ticket sizes are high. Geographic barriers limit cross-border participation. Valuations lack transparency. And once capital is deployed, exiting a position can take months or years. The result is that meaningful land exposure has remained concentrated among institutions, sovereign wealth funds, and ultra-high-net-worth individuals. Tokenization directly addresses each of these limitations. LIQUIDITY By representing land ownership as a digital token, Amihan aims to make land positions easier to transfer than through traditional conveyancing. Investors may have more flexibility than a traditional buy-and-hold position for the duration of a development cycle, though secondary market liquidity is not guaranteed. ACCESSIBILITY Fractional ownership structures allow investors to gain exposure to large, high-quality land portfolios with significantly lower minimum commitments than direct acquisition would require. A portfolio that previously required millions to access becomes available to a much broader investor base. TRANSPARENCY Every asset in the Amihan treasury is documented on-chain. Ownership history, appraisal records, location data, and legal structuring are publicly verifiable. This removes the opacity that has traditionally made land investment difficult to evaluate from a distance. DIVERSIFICATION Rather than concentrating capital in a single property in a single jurisdiction, the treasury model gives investors simultaneous exposure to assets across multiple geographies, climates, and development stages - reducing concentration risk while maintaining the core characteristics of land as an asset class. GOVERNANCE DAO-based decision-making means that portfolio strategy is shaped collectively by token holders rather than unilaterally by a fund manager. Investors are participants, not passive capital providers.
